Q:  Does an elevator add value to a home?

A:  Well, an elevator certainly elevates the value of a home in South Florida in most cases. BTW – “elevates” I think is the most overused George Carlin BS word of 2025. It’s everywhere in advertising and marketing. But in this case it’s true.  The reason is, it puts a home into play that has a second story primary bedroom.  Think of 2-story condos, 2 or 3 story townhomes and single family homes with a primary bedroom on the second story.   If it’s a pricier luxury home, than it’s almost a must regardless of where the primary bedroom is. The reason why is us 55 and older folks just don’t want to walk the steps and in some cases can’t.  Having a chic elevator takes a home that wasn’t in play for a 55+ (half of Florida) and lets them purchase it without having to visualize what it will look like and if it’s even possible (it usually is).

 

Q: Do you have a proofreader? 

A: Know.

 

Q: Are there any golf course properties that are super affordable?

A: Yes.  One with crazy low prices and great value.  Check out Riverbend Country Club (all amenities included and no upfront fees!) in Tequesta (which has the best restaurants by the way). You can get a 1 bedroom/1.5 bath condo for as little as $159,000 and 2-3 bedrooms in the lower $200,000’s depending on if you want a fixer upper or ready to go. Q: How much would a 3 x 3 extension of my patio add to the value of the house?

A: Me: Can you take a photo of the back of the house for me?  Homeowner: Why do I have to do that? Another Realtor said they did not need to see it.  Me:  To see how it looks and feels. How much yard is behind it, what does the landscaping look like, is it already remodeled or dated? Homeowner:  I don’t see why that makes a difference.  Me: Exactly, I can’t see it either.

 

Q: If there was a leak and the person selling the estate for a deceased seller didn’t disclose the leak, who is responsible?

A: I talked much about this last week in Disclosures. If the seller knew about it and didn’t disclose then the Seller could be at fault.  If the seller is not alive and another individual is selling the house for the estate and didn’t know about it, then there is nothing to disclose due to not knowing.

 

Q:  Do you get value out of solar panels?

A: If you stay in the house long enough, you might.  But on a resale basis, it’s a tough sell. Reason being, people are short sighted and purchase on price.  The best way to present it, is for a real estate agent to be armed with before and after spreadsheets of real bills. These need to be called out to the Buyer on a showing and highlighted in the MLS.  Then understanding the cost of the solar panels and the resale value of it as well. Last, it adds to the value of lifestyle. People sometimes don’t use the pool heater or blast the AC because of the cost. Now, blast and swim away.  Certainly an elevating experience!
