Firstly, it’s important to understand that what seems like a huge selection at first is really not. Not all offices are zoned as “medical”.  And “medical zoning” is required for a large amount of categories.  Licensed mental health counselors (LMHC) despite not having any medical equipment and medical waste products or must be zoned medical. Thus it limits how many office spaces are available.

A medical space is often different from a traditional office space in many ways, and there are many factors to take into consideration when searching for the perfect premises. Medical spaces have very specific requirements and regulations, and you will likely find that it’s an easier option to find a space that is already set up for your needs.

The location of the space is very important. Many healthcare providers are choosing to move away from the traditional hospital locations, and find alternative spaces that are more convenient for their patients. A large team will need parking facilities and nearby amenities. As you’ll be regularly receiving clients you’ll most likely want an easy-to-find location with parking and public transport links. Your visibility may be incredibly important – is there signage on the building for example? If not, will you be able to get permission to add the necessary signage? Is it important that your clients live nearby? Your proximity to local shopping, restaurants, I95, and the Turnpike are all important local considerations.

The nature of the work is also incredibly important. For instance, many medical facilities do not follow a typical 9-5 working day – there may be emergency or after-hours services that you provide. You’ll therefore need to consider access during these hours, and whether or not all the utilities are still accessible outside the normal trading hours. Also, the space needs to comply with a much stricter set of regulations than with a traditional office space. For example, will you need to dispose of hazardous or medical waste, and are these facilities available? The building infrastructure itself is a vital consideration.

Requirements for different types of medical practitioners will vary drastically. Mental Health Professionals may require a more typical office layout, with perhaps one private office and a waiting area, whereas a Dermatology practice will require a waiting area, offices, practice rooms and theaters, and perhaps laboratory access. Opticians will need a dedicated retail space for selling frames, as well as the behind-the-scenes offices.

When you’ve considered all these factors, you’ll also want to think about the choice between buying and leasing the medical space. There are many pros and cons to both options. Leasing a space is a smaller financial commitment, you tend to have less responsibilities to the building, the spaces are often already set up to be a functioning work space, and are often already furnished and equipped. However you will have to operate under specific rules, may face rent increases, and don’t enjoy the equity build-up that comes with owning property. It’s also important to consider whether your lease makes any mention of exclusive use within the property – you may want to ensure that you have no direct competition with other medical practitioners in the same building.
