DNA Fort Lauderdale: A Bold New High-Rise Vision for Downtown

Discover DNA: A New High-Rise Landmark Planned for Fort Lauderdale

DNA is a proposed mixed-use development bringing two striking residential towers to North Andrews Avenue between Downtown Fort Lauderdale and Flagler Village. Designed as a major addition to the city’s evolving skyline, the project combines high-rise living with retail, shared amenities, and a location close to some of central Fort Lauderdale’s busiest neighborhoods.
DNA has evolved considerably since it was first proposed. Earlier plans called for 612 residences, while a newer proposal increases the potential total to 844 residences across two 45-story towers. With the project still evolving, the final residence count and development program should be confirmed as plans advance.

A Snapshot of DNA

DNA is planned for a roughly 2.6- to 2.7-acre site at 300 North Andrews Avenue. BH3 Management is behind the development, while Sieger Suarez Architects created the distinctive twin-tower design. The location sits between Fort Lauderdale’s Central Business District and Flagler Village, placing the project close to employment, restaurants, entertainment, transit, and cultural destinations.
The original DNA concept included 612 residences spread between two towers, one rising 45 stories and the other 40 stories. In 2025, a revised proposal increased the potential residence count to 844 and brought both towers to 45 stories. The additional residences were made possible largely by reducing average unit sizes while keeping the project’s overall scale relatively similar.
Commercial space remains part of the mixed-use vision, although the amount has also changed as DNA has evolved. Earlier concepts dedicated substantially more space to retail and commercial uses, while the revised plan reduces that component. Buyers and renters following DNA should therefore rely on the latest development information rather than assuming features from the original proposal will carry forward unchanged.
Earlier designs also included an expansive amenity level with swimming pools, landscaped outdoor areas, fitness facilities, and sports courts. Those plans help illustrate the scale of lifestyle envisioned for DNA, but the final amenity program should be confirmed once the revised development plan is settled. Outside the property, Flagler Village, FATVillage, Brightline, Downtown Fort Lauderdale, Riverwalk, and Las Olas Boulevard provide even more options for dining, entertainment, transportation, and recreation.

What Makes DNA Attractive

  • Two-Tower Design: DNA is envisioned as a pair of major residential towers that could make a noticeable addition to Fort Lauderdale’s skyline.
  • Large Residential Component: The newer proposal increases the project from its original 612 residences to as many as 844.
  • Downtown Location: The site sits between Fort Lauderdale’s Central Business District and Flagler Village, providing convenient access to both.
  • Mixed-Use Concept: Residential space is planned alongside street-level commercial uses, creating a more active urban environment.
  • Nearby Urban Amenities: Brightline, FATVillage, Flagler Village, Las Olas Boulevard, Riverwalk, restaurants, entertainment, and cultural attractions are all part of the surrounding area.

Things to Watch & Consider

  • Evolving Development: DNA has already undergone significant revisions, and additional changes could occur before construction.
  • 844 Units Are Proposed: The newer 844-residence plan should not be treated as final until the revised development process is complete.
  • Ownership Structure: Earlier concepts discussed different residential approaches, but whether the final residences will be apartments, condominiums, or a combination should be confirmed.
  • Final Amenities: Pools, fitness facilities, sports courts, and other amenities shown in earlier plans should be reconfirmed against the final development program.
  • Construction Timing: Groundbreaking, completion, leasing or sales dates, and residence delivery schedules require future confirmation.

Who DNA Works For

  • Urban Lifestyle Seekers: Those who want restaurants, entertainment, employment centers, transportation, and cultural destinations close to home.
  • Downtown Professionals: The location may appeal to residents who work in Downtown Fort Lauderdale or nearby business districts.
  • Flagler Village Fans: DNA provides convenient access to the restaurants, cafés, creative businesses, and evolving lifestyle around Flagler Village and FATVillage.
  • Car-Light Residents: Nearby Brightline and the walkable downtown setting provide transportation options beyond driving for every trip.
  • Future-Development Followers: Those interested in watching one of Fort Lauderdale’s larger proposed residential projects evolve as final plans take shape. DNA stands out because of both its scale and its location. Two 45-story towers with potentially hundreds of residences would create a significant new presence along North Andrews Avenue while strengthening the connection between Downtown Fort Lauderdale and Flagler Village. For anyone following DNA, the project’s evolution is just as important as its original vision. As the final residence count, ownership structure, floor plans, amenities, construction schedule, and commercial spaces become clearer, Echo Fine Properties can help residents and buyers compare DNA with other new and established options throughout central Fort Lauderdale.
