Downtown SoMi is a major future mixed-use development planned for the former Shops at Sunset Place property at 5701–5795 SW 72nd Street in South Miami. The approximately 10-acre redevelopment is planned with 1,513 residential units alongside retail, dining, office, hotel, entertainment, and public spaces, creating a new residential component within South Miami’s established downtown district.
The site occupies a prominent location between SW 57th Avenue/Red Road and SW 58th Avenue, with Sunset Drive along its southern edge and US-1 along the north. The South Miami Metrorail station, restaurants, shops, and businesses throughout downtown are nearby. Buyers following Downtown SoMi Homes for Sale can expect a large-scale urban redevelopment rather than a conventional standalone residential subdivision.
About Downtown SoMi
Downtown SoMi is planned as the redevelopment of the longtime Sunset Place mall property. Midtown Development is leading the project on behalf of the property owners, with plans designed to replace the existing mall with a more integrated mix of residences, commercial space, hospitality, entertainment, streets, and public areas.
Current plans call for 1,513 residential dwelling units within a development of approximately 10.16 acres. The broader project also includes approximately 202,462 square feet of retail space, 65,892 square feet of office space, a 287-room hotel, a 1,300-seat movie theater, and 2,786 parking spaces.
Building heights within the development are planned to vary, with zoning allowing different portions of the property to reach maximum heights, including applicable bonuses, ranging from 12 to 33 stories. The result is intended to create a multi-building district connected to the surrounding South Miami street network.
History of Downtown SoMi
The property has been a commercial landmark in South Miami for decades. Before Sunset Place, the site was home to the Holsum Bakery and later the Bakery Centre shopping complex. The Bakery Centre was demolished in the 1990s, making way for The Shops at Sunset Place, which opened in 1999.
After years of proposals to reposition the mall, the current redevelopment moved forward under Midtown Development. In October 2024, the City of South Miami approved the initial site plan for redevelopment of the approximately 10.09-acre Sunset Place property and entered into a development agreement governing the project.
Planning continued with the proposed Downtown SoMi Community Development District, intended to provide a mechanism for financing, constructing, operating, and maintaining infrastructure and services associated with the redevelopment. The project remains a future development, and individual residential sales information has not yet been fully established.
Amenities
Downtown SoMi is being planned as a mixed-use district, so much of its lifestyle offering will come from the combination of residential spaces, commercial uses, entertainment, streets, and public areas rather than a single traditional clubhouse.
The broader Downtown SoMi development is planned to include:
Retail and restaurant space
Hotel
Movie theater and entertainment space
Office space
New internal streets and pedestrian connections
Landscaped and public gathering areas
Structured parking
Community infrastructure and streetscape improvements
Specific residential-only amenities have not been finalized publicly and should be confirmed as individual buildings move closer to construction and sales.
Outside the development, downtown South Miami already provides a walkable collection of restaurants, shops, services, and entertainment. The South Miami Metrorail station is nearby, while US-1 and Red Road provide direct connections toward Coral Gables, the University of Miami area, Dadeland, and other parts of Miami-Dade County.
