Rather than separating residential neighborhoods from shopping and recreation, Miramar Cove is being designed so that many destinations can be reached on foot through promenades, pathways, parks, and interconnected streets. Nearly one-third of the site is planned for water and open space.

History of Miramar Cove

The Miramar Cove property has been associated with the Ansin family for decades. The approximately 125-acre site remained largely undeveloped as Miramar expanded around it and major transportation corridors such as Florida’s Turnpike helped shape growth in western Broward County.

The City of Miramar approved the large-scale mixed-use project in 2024. Sunbeam subsequently advanced the development program, which combines housing with commercial, hospitality, office, recreational, and public gathering spaces.

Site work began in 2026, followed by an official groundbreaking in May. Current development plans anticipate a phased buildout, with the project’s opening targeted for late 2028. Because Miramar Cove is under construction, individual residential phases and completion dates may change as work progresses.

Miramar Cove’s planned amenity and recreation program centers on its waterfront-style setting and extensive open spaces. Current plans include:
