Sunnyland Farms is a large planned residential development in unincorporated St. Lucie County near Fort Pierce. The approximately 229-acre property sits north of Orange Avenue and immediately east of Florida’s Turnpike, placing it within an area of western St. Lucie County where several new residential communities are planned or under development.
Sunnyland Farms has a long development history, with an earlier Planned Unit Development dating to the mid-2000s. New plans are now moving through the St. Lucie County review process as developers seek to reactivate and revise the project. Buyers following Sunnyland Farms Homes for Sale should consider it a future community, as the current proposal remains subject to additional county review and approval.
About Sunnyland Farms
Sunnyland Farms encompasses approximately 229 acres of largely undeveloped property near Orange Avenue and Florida’s Turnpike. The site has previously been planned as a large single-family residential community, with infrastructure and utility planning for development extending back more than two decades.
An earlier version of Sunnyland Farms was designed around two separate residential neighborhoods and approximately 458 single-family homes. That plan also contemplated commercial or office uses, recreational facilities, pedestrian connections, and substantial open space.
The original PUD approvals have since expired, and the property is now going through a new approval process. Current applications seek to establish an updated preliminary development plan and zoning framework for the property. Because those applications have not received final approval, the earlier 458-home plan and its proposed amenities should be treated as historical development context rather than the final specifications of the future community.
History of Sunnyland Farms
Planning for Sunnyland Farms dates to the early 2000s. In December 2004, Sunnyland Farms and the neighboring Palm Breezes development entered into an agreement with Fort Pierce Utilities Authority to extend water and wastewater infrastructure needed to serve the properties.
A Sunnyland Farms Planned Unit Development was subsequently approved during the 2006–2008 period. Historical plans contemplated approximately 458 single-family homes divided between two residential areas, along with recreation, pedestrian connections, and a limited commercial component.
The approximately 229-acre property was later marketed for sale and changed ownership in 2021. The previously approved PUD was not built out and ultimately expired.
Sunnyland Farms returned to the St. Lucie County development review process in 2026. The applicant is seeking a new preliminary PUD plan and zoning approval for the property. County commissioners considered the proposal during several meetings in 2026, with hearings continued as officials and the applicant discussed density and other elements of the development plan.
As of August 2026, the Sunnyland Farms PUD application remains pending, with further consideration scheduled for September 2026. The eventual number of homes, site layout, amenities, and development schedule could therefore differ from both the historic plan and current proposal.
Amenities
Because Sunnyland Farms remains in the planning and approval process, a final community amenity package has not been established.
The historical Sunnyland Farms plan contemplated:
Clubhouse
Swimming pool
Fitness facilities
Extensive pedestrian pathways
Recreational and open-space areas
These features were associated with the earlier PUD and should not be considered confirmed amenities of the current development proposal.
The surrounding western Fort Pierce area provides access to Orange Avenue and Florida’s Turnpike, while additional shopping, dining, parks, recreation, and everyday services are available throughout Fort Pierce and St. Lucie County.
