Penny was amazing!  Most people do not appreciate the importance of a good real estate broker.  It’s truly a game changer. Reasons why I think Penny was special and made such a difference in my purchasing experience:

• Although everyone has access to multiple listings, Penny listened to what I wanted and directed me to appropriate communities and homes.
• She is a “pro” at negotiation. We chose the house we wanted and then Penny went into “negotiation mode”.  She gave the home owner reasons why they should sell to us and gave them 24 hours to make a decision.  She took total control of the process and closed on the house before other people could see the house and put in quotes.
• She worked well and had a strong relationship with the seller’s broker. There was good and direct communication.
• Penny is a lawyer and was able to assist us with documents. We did hire an outside lawyer and she communicated and worked well with him.
• Penny has strong relationships with the people at Ibis. They like and respect her and she was able to work well with the staff at Ibis.
• The closing process is full of ups and downs. We did all the necessary inspections which showed that the house needed a new roof, new heater for the pool, new electric panel in garage, mold in the den, etc.  She had the price reduced appropriately and was able to give us lists of viable contractors.
• Penny was available night and day. I would get upset about something and I could either reach her or she called back quickly.  So, I guess she also played the role of therapist.  Sounds funny, but this seems to be part of the process.
• Penny stays in touch with her clients. She has offered to introduce us to some of her other clients.  I don’t know if we will need this since everyone  has been so friendly, but it is a great option.
• I found Penny to be smart and honest. She was knowledgeable in most arenas, but honest if she didn’t know certain answers.  She would research issues and bring us solutions or facts.

I highly recommend Penny.  She was the best broker I have ever employed.  I had worked briefly with a different broker prior to finding Penny and was having an entirely different experience and parted ways. I am thankful that I found Penny and she has become a friend.

Conclusion: Although all brokers have access to the same inventory of homes, the purchasing process is entirely different with a bright, capable and experienced broker.  The reason for a successful outcome with less stress, was due to working with Penny Burke.
