St. Lucie County’s single-family home market showed a mixture of softer sales activity and relatively stable pricing in August 2026, while homes that sold moved noticeably faster than they did a year ago.

The median sale price reached $402,500, just 1% higher than August 2025. Meanwhile, closed sales declined 7%, pending sales fell 2%, and active inventory was down a modest 3%.

One of the more interesting developments this month is on the supply side: new listings increased 11% year-over-year, even though overall active inventory remains slightly below last year’s level.

Combined with a significant reduction in days on market, August’s numbers suggest buyers are still active — but increasingly focused on properties that offer the right combination of price, condition and value.

Median Sale Price: $402,500

The median sale price for a single-family home in St. Lucie County was $402,500 in August, just 1% higher than a year ago.

That effectively represents a relatively stable pricing environment at the countywide level.

As always, the median reflects the mix of properties that sold during the month and does not mean every St. Lucie County home increased in value by 1%.

For buyers and sellers, recent comparable sales within the specific neighborhood and price range remain much more useful when determining the value of an individual property.

Closed Sales: 444 homes

🔻 Down 7% year-over-year

Closed sales declined 7% compared with August 2025.

With 444 transactions completed during the month, buyers are certainly still purchasing homes, but overall sales activity was softer than it was a year ago.

That decline is worth considering alongside relatively stable prices and only a modest reduction in inventory. Unlike some tighter South Florida markets, St. Lucie County’s softer sales activity cannot simply be explained by a dramatic shortage of available homes.

Active Inventory: 2,270 homes

🔻 Down 3% year-over-year

Active inventory declined just 3% compared with last August.

This is a much smaller year-over-year reduction than we have seen in some neighboring counties, meaning St. Lucie County buyers continue to have a relatively meaningful selection of single-family homes available.

For sellers, that also means competition from other listings remains an important consideration.

Pending Sales: 490 contracts

Pending sales were relatively stable, declining just 2%.

This is a smaller reduction than the 7% decline in completed transactions and suggests current contract activity is tracking fairly close to last year’s level.

Pending sales can provide some insight into future closings, so this will be an important statistic to watch over the coming months.

Months of Inventory

🔻 Down 9% year-over-year

The supply of single-family homes declined 9% compared with August 2025.

That indicates some tightening in the market, although the movement is considerably more moderate than the dramatic inventory reductions occurring in certain other South Florida counties.

For buyers, the important takeaway is that supply has tightened somewhat, but St. Lucie County continues to offer meaningful choice.

Days on Market

Homes that sold in August moved considerably faster than they did a year ago, with days on market falling 16%.

This is particularly interesting given the decline in closed sales.

Fewer homes sold overall, but the properties that successfully attracted buyers sold more quickly.

That may indicate a growing divide between homes that are priced and presented appropriately and listings that fail to meet buyers’ expectations.

New Listings: 640 homes

📈 Up 11% year-over-year

New listings recorded one of August’s strongest increases, rising 11% compared with last year.

This is an important figure because St. Lucie County is receiving fresh supply even as overall active inventory remains slightly below August 2025 levels.

If that increase in new listings continues, buyers could see their choices expand during the coming months.

For sellers, additional new inventory could also mean increased competition.

St. Lucie County continues to offer single-family buyers more breathing room than many tighter markets farther south.

There are also 11% more new listings entering the market.

That means sellers should not rely on limited supply alone to attract buyers. Homes that show well, are appropriately priced and compare favorably with competing listings will be best positioned to stand out.

St. Lucie County remains an interesting market for investors seeking a comparatively accessible entry point into the South Florida and Treasure Coast housing markets.

Investors should still carefully analyze purchase price, financing, insurance, property taxes, maintenance costs and realistic rental income when evaluating individual opportunities.
