St. Lucie County Real Estate Market Update – July 2026

St. Lucie County’s overall residential real estate market remained active in July, with home prices and closed sales both edging higher while the number of properties available for sale continued to decline. However, buyers are taking considerably longer to make decisions, and pending sales fell compared with last year.

Taken together, the numbers point to a market that is tighter on inventory but more selective on the buyer side. That’s an important distinction for anyone buying or selling in St. Lucie County right now.

Let’s take a closer look.


Market Breakdown – July 2026 vs. July 2025

Median Sale Price: $375,600

📈 Up 2% year-over-year

The median sale price across all residential property types increased modestly compared with July 2025.

This overall figure combines single-family homes, condos, and townhomes, so the mix of properties sold during the month can influence the median. Nevertheless, prices remain stable despite changing conditions elsewhere in the market.

Closed Sales: 638 properties

📈 Up 5% year-over-year

More homes changed hands than during the same month last year, showing that buyers remain active across St. Lucie County.

The increase is particularly noteworthy given that buyers had fewer properties available to choose from.

Active Inventory: 3,144 properties

🔻 Down 12% year-over-year

Overall residential inventory declined by 12%, meaning buyers have fewer available homes than they did last July.

The reduction in supply continues to provide support for property values, although inventory conditions differ considerably between single-family homes and condos or townhomes.

Pending Sales: 607 contracts

🔻 Down 7% year-over-year

Pending sales declined compared with last year, making this one of the most important figures to watch.

While completed sales remain ahead of 2025 levels, fewer homes currently going under contract could lead to softer closing activity in the months ahead if the trend continues.

Months of Inventory: 5.4 months

🔻 Down 18% year-over-year

The overall supply of residential properties has tightened substantially and now sits at 5.4 months.

At the countywide level, this is around a relatively balanced range. However, the underlying property segments tell different stories, with tighter conditions for single-family homes and more supply available to condo and townhome buyers.

Days on Market: 71 days

📈 Up 31% year-over-year

This is perhaps the most striking counterpoint to declining inventory.

Homes are taking 31% longer to sell than they were a year ago, suggesting buyers have become significantly more selective about pricing, condition, location, and overall value.

Lower inventory therefore doesn’t automatically mean every property will sell quickly.

New Listings: 806 properties

🔻 Down 2% year-over-year

Slightly fewer homes entered the market compared with last July.

With both new listings and overall inventory below last year’s levels, buyers aren’t seeing a significant influx of fresh supply.


What This Means for You

Buyers

St. Lucie County presents a more nuanced market than the inventory numbers alone might suggest.

There are fewer homes available than there were last year, but properties are also taking considerably longer to sell. That can provide buyers with opportunities to negotiate, particularly when a home has spent an extended period on the market.

Conditions vary by property type, so buyers should pay close attention to recent comparable sales and activity within the specific neighborhood or community they’re considering.

Sellers

There is still plenty of positive news for sellers: prices are higher, closed sales have increased, and overall inventory is down 12%.

However, the 31% increase in days on market and 7% decline in pending sales shouldn’t be ignored.

Buyers are demonstrating that they are willing to wait when a property’s price, condition, or value doesn’t meet their expectations. Accurate pricing and strong presentation are therefore especially important in today’s market.

Investors

St. Lucie County continues to offer comparatively accessible residential prices and a wide range of property types for investors.

However, the current market reinforces the importance of property-specific analysis. Purchase price, realistic rental income, insurance, taxes, maintenance, HOA expenses, and local demand should all factor into an investment decision.


Final Thoughts

July’s numbers show a St. Lucie County housing market that is active, relatively balanced, and increasingly price-sensitive.

The median sale price rose 2%, closed sales increased 5%, and active inventory fell 12% compared with last year. But at the same time, pending sales declined 7% and homes took an eye-catching 31% longer to sell.

Those numbers tell us something important: lower inventory doesn’t necessarily equal urgency among buyers.

Buyers remain active, but they are taking their time and becoming more selective. Sellers still benefit from reduced competition, but pricing appropriately has become increasingly important.

As we move further into the second half of 2026, pending sales and days on market will be particularly important indicators to watch for where the St. Lucie County real estate market heads next.
