St. Lucie County Real Estate Statistics – August 2026

All Residential Properties

St. Lucie County’s residential real estate market continued to tighten in August 2026, but buyers remained selective despite having fewer properties available than they did a year ago.

Across all residential property types, active inventory declined 7% year-over-year and months of supply fell 14%. Properties that successfully sold also moved faster, with days on market declining 12%.

At the same time, the median sale price was essentially stable at $377,000, while closed sales declined 5% and pending sales fell 3%.

One particularly interesting development is that new listings increased 6%, potentially bringing some fresh choice to a market where overall inventory remains below last year’s level.

Here’s a closer look at the August numbers.


Market Breakdown – August 2026 vs. August 2025

Median Sale Price: $377,000

🔻 Down 1% year-over-year

The median sale price across St. Lucie County’s residential market was $377,000 in August, just 1% below August 2025.

That represents a relatively stable countywide pricing environment rather than a significant change in home values.

The underlying property types moved differently, with the single-family median increasing 1% to $402,500 while the condo and townhome median increased 7% to $320,000.

As always, the combined median is affected by the mix of properties sold during the month and should not be interpreted as every St. Lucie County property declining in value by 1%.

Closed Sales: 553 properties

🔻 Down 5% year-over-year

Closed sales declined 5% compared with August 2025.

Both major property sectors recorded fewer completed transactions, with single-family sales down 7% and condo and townhome sales down 9%.

That suggests softer sales activity was not confined to one part of the market.

However, hundreds of transactions are still taking place, so the numbers point more toward a measured slowdown in activity than an absence of buyers.

Active Inventory: 3,138 properties

🔻 Down 7% year-over-year

St. Lucie County had 7% fewer residential properties available than it did a year ago.

That represents a tightening in overall supply, although the reduction is considerably more moderate than we have seen in some South Florida counties.

The underlying segments also differ. Single-family inventory was down just 3%, while condo and townhome inventory declined a more substantial 15%.

For buyers, this means the amount of choice available depends considerably on the type of property they are looking for.

Pending Sales: 614 contracts
