St. Lucie County’s condo and townhome market delivered some strong numbers in July, with the median sale price climbing into double-digit growth and closed sales increasing significantly compared with last year. At the same time, available inventory continued to fall, although buyers still have a relatively healthy supply of properties to choose from.

The standout figures this month are a 13% increase in the median sale price and a 17% rise in closed sales, even as active inventory declined 16%.

Median Sale Price: $319,950

The median sale price increased substantially compared with last July, reaching $319,950.

As with any monthly median, the mix of condos and townhomes sold can influence the figure, particularly in a smaller market segment. However, combined with the increase in closed sales, July’s numbers point to a healthy level of buyer activity.

Closed Sales: 82 properties

📈 Up 17% year-over-year

Closed sales increased significantly compared with July 2025. More buyers successfully completed condo and townhome purchases, providing another encouraging sign for this segment of the St. Lucie County market.

Active Inventory: 641 properties

Available inventory continued to decline, leaving buyers with fewer condos and townhomes to choose from than they had a year ago.

However, the condo and townhome market still offers considerably more supply relative to demand than the county’s single-family home sector.

Pending Sales: 87 contracts

Pending sales were essentially unchanged, dipping just 1% compared with last July.

While closed sales increased substantially, the relatively flat pending figure suggests future activity may be steadier rather than continuing at the same double-digit growth rate.

Months of Inventory: 7.8 months

Supply has tightened dramatically compared with last year, falling 26%.

However, at 7.8 months, buyers still have a relatively healthy amount of inventory available. That creates a noticeably different environment from St. Lucie County’s single-family market and can provide buyers with more time and negotiating flexibility.

📈 Up 3% year-over-year

Condos and townhomes are taking slightly longer to sell, with the typical property spending more than three months on the market.

This suggests buyers remain selective and are taking time to compare properties, communities, HOA costs, assessments, insurance, reserves, and amenities before committing to a purchase.

New Listings: 99 properties

📈 Up 1% year-over-year

New listings were essentially unchanged from last July, increasing by just 1%.

With active inventory declining considerably despite a similar flow of new listings, the overall supply of available condos and townhomes continues to gradually contract.
