Palm Beach County’s condo and townhome market continued to strengthen in July, with prices rising, closed sales jumping significantly, and available inventory continuing to decline. Buyers still have considerably more choice than they do in the single-family home market, but the gap is narrowing as condo and townhome inventory tightens.

The standout story this month is a 19% increase in closed sales alongside a 19% decline in active inventory. Buyers are clearly active, while the supply of available condos and townhomes is moving considerably closer to balanced-market conditions.

Median Sale Price: $312,500

The median sale price increased compared to last July, demonstrating continued demand for condos and townhomes throughout Palm Beach County. This segment also continues to provide a lower-priced entry point into the county compared with the single-family home market.

Closed Sales: 914 properties

📈 Up 19% year-over-year

Closed sales increased substantially, making this one of the strongest indicators in July’s report. Nearly one-fifth more condos and townhomes changed hands than during the same month last year, showing that buyers remain highly engaged in this segment of the market.

Active Inventory: 5,853 properties

🔻 Down 19% year-over-year

Available inventory declined considerably. Buyers still have a healthy selection of condos and townhomes to choose from, but there are significantly fewer properties available than there were a year ago.

Pending Sales: 860 contracts

📈 Up 1% year-over-year

Pending sales remained essentially stable, with a slight increase compared to last July. This suggests buyer activity continues at a healthy pace heading into the latter part of summer.

At 6.7 months, the condo and townhome market still offers buyers more negotiating room than the highly competitive single-family sector. However, the 28% year-over-year decline is significant and shows just how quickly this market has tightened.

Selling times were virtually unchanged compared with last year. Buyers generally have time to compare properties and communities before making a decision, particularly when considering factors such as HOA fees, reserves, assessments, insurance costs, and amenities.

New Listings: 1,207 properties

🔻 Down 6% year-over-year

Fewer new condos and townhomes entered the market this July. With new supply declining while sales activity remains strong, overall inventory continues to be gradually absorbed.
