Rather than pointing uniformly in one direction, the numbers show why it’s important to look beyond price alone. The standout trends are an 11% decline in the median sale price alongside a 19% reduction in inventory and a 25% decrease in days on market.

New listings were essentially flat compared with last year. With overall inventory already down 19%, the current pace of new listings isn’t rebuilding the supply of available properties.
