Martin County Condos & Townhomes Real Estate Statistics – August 2026

Martin County’s condo and townhome market delivered a particularly mixed set of statistics in August 2026. The median sale price increased sharply, inventory continued to decline, and pending sales moved higher — but completed transactions fell significantly.

The median sale price reached $277,500, up 21% year-over-year, while active inventory declined 20% and months of supply fell 32%. At the same time, closed sales dropped 23%.

With only 61 properties closing during the month, however, the headline price increase needs some context. In a relatively small market, a shift in the mix of condos and townhomes sold can have a substantial effect on the median price.

Perhaps the more revealing story is that supply has tightened considerably while pending activity has started to improve.

Market Breakdown – August 2026 vs. August 2025

Median Sale Price: $277,500

📈 Up 21% year-over-year

The median sale price for Martin County condos and townhomes increased to $277,500 in August, 21% higher than it was a year ago.

That is a substantial year-over-year change, but it should be interpreted carefully.

Only 61 properties closed during August, and the condo and townhome market includes a wide range of property types and price points. If a greater proportion of higher-priced properties sold this August compared with last year, that can push the median considerably higher without indicating that every condo or townhome increased in value by 21%.

For owners considering selling, recent comparable sales within the specific community or building will provide a much more meaningful indication of current value.

Closed Sales: 61 properties

🔻 Down 23% year-over-year

Closed sales fell sharply, declining 23% compared with August 2025.

This is an important counterbalance to the increase in the median sale price. Despite tighter inventory and a higher median, considerably fewer condo and townhome transactions were completed.

The decline could reflect a combination of limited available inventory, affordability considerations and the additional costs buyers increasingly evaluate when purchasing within an HOA or condominium community.

Active Inventory: 492 properties

🔻 Down 20% year-over-year

Active inventory fell by one-fifth compared with last year.

With fewer than 500 condos and townhomes available across Martin County, buyers have substantially less choice than they did in August 2025.

The decline also means sellers face less competition from other available properties, although softer closed sales demonstrate that reduced competition does not guarantee a quick sale.

Pending Sales: 95 contracts

📈 Up 9% year-over-year

Pending sales provide one of the more encouraging signals in August’s report.

While closed sales were down 23%, pending transactions increased 9% compared with last year.

Because pending sales can provide an indication of transactions potentially moving toward closing, this could point to stronger activity ahead if those contracts successfully reach completion.

It is an important number to watch over the next several months.

Months of Inventory: 5.5 months

🔻 Down 32% year-over-year

Months of supply fell substantially to 5.5 months, down 32% from August 2025.

That puts Martin County’s condo and townhome sector around relatively balanced territory — and considerably tighter than it was a year ago.

It is also much closer to balance than some other South Florida condo markets where buyers currently have substantially more supply available.

Days on Market: 84 days

🔻 Down 7% year-over-year

Condos and townhomes that sold spent 7% less time on the market than they did last August.

At 84 days, however, buyers generally still have more time to evaluate properties than they do in Martin County’s single-family market.

For sellers, the improvement is encouraging, but nearly three months on market reinforces the importance of realistic pricing and strong presentation.

New Listings: 116 properties

📈 Up 6% year-over-year

New listings increased 6%, bringing some additional supply into the market.

This is particularly useful given the 20% decline in overall active inventory.

However, one month of increased new listings is unlikely to reverse the broader inventory trend on its own. It will be worth watching whether more owners continue to list their properties during the coming months.


What This Means for You

Buyers

Martin County condo and townhome buyers are operating in a significantly tighter market than they were a year ago, but conditions remain relatively balanced overall.

With 5.5 months of inventory, buyers still have an opportunity to compare properties and negotiate based on the individual listing.

The 23% decline in closed sales also suggests that buyers are being selective.

Beyond the purchase price, due diligence is especially important in this sector. Buyers should carefully review HOA or condominium fees, reserves, insurance, recent and upcoming special assessments, maintenance responsibilities and the financial health of the association.
