Indian River County Condos & Townhomes Market Update – July 2026

Indian River County Condos & Townhomes Real Estate Statistics – July 2026

Indian River County’s condo and townhome market delivered some of the strongest year-over-year gains in July, with prices and closed sales both rising while pending sales surged. At the same time, active inventory declined significantly and the supply of available properties tightened considerably.

The standout statistic this month is undoubtedly pending sales, which jumped 66% compared with July 2025. Combined with an 11% increase in the median sale price and 12% more closed sales, the numbers point to significantly stronger buyer activity.

Let’s take a closer look.

Market Breakdown – July 2026 vs. July 2025

Median Sale Price: $288,395

📈 Up 11% year-over-year

The median sale price increased by double digits compared with last July, reaching $288,395.

This represents a significant year-over-year increase, although monthly median prices can be influenced by the mix of properties sold, particularly in a smaller market such as Indian River County’s condo and townhome sector.

Closed Sales: 73 properties

📈 Up 12% year-over-year

Closed sales increased 12%, demonstrating stronger transaction activity compared with July 2025.

More condos and townhomes are changing hands even as buyers have fewer available properties to choose from.

Active Inventory: 578 properties

🔻 Down 20% year-over-year

There were one-fifth fewer condos and townhomes available for sale than there were a year ago.

This substantial decline in inventory is reducing buyer choice and contributing to a considerably tighter market.

Pending Sales: 96 contracts

📈 Up 66% year-over-year

This is easily one of the most eye-catching numbers in July’s report.

Pending sales surged an impressive 66% year-over-year, suggesting a significant increase in recent buyer activity and potentially setting the stage for stronger closed sales in the coming months.

Because Indian River County’s condo and townhome market is relatively small, percentage changes can be amplified by changes in the number of transactions. Even so, the increase is substantial and worth watching.

Months of Inventory: 7.1 months

🔻 Down 37% year-over-year

The supply of available condos and townhomes has fallen dramatically compared with last year.

At 7.1 months, buyers still have a reasonable amount of selection, but the 37% year-over-year decline demonstrates just how quickly conditions have changed.

The market is considerably tighter than it was in July 2025.

Days on Market: 98 days

🔻 Down 5% year-over-year

Condos and townhomes are selling slightly faster than they did last year, although the typical property is still spending more than three months on the market.

That gives buyers time to evaluate properties carefully, particularly when considering HOA costs, reserves, assessments, insurance, amenities, and community restrictions.

New Listings: 100 properties

📈 Up 28% year-over-year

More new condos and townhomes entered the market in July, with new listings rising by a substantial 28%.

This additional supply will be important if buyer activity remains elevated. Despite the increase in new listings, overall active inventory remains 20% below last year’s level.

What This Means for You

Buyers

Indian River County’s condo and townhome market still offers buyers a reasonable amount of choice, with 7.1 months of inventory available.

However, conditions have tightened considerably. Inventory is down 20%, pending sales have surged, and prices are higher than they were a year ago.

Buyers should therefore be prepared for competition on desirable, appropriately priced properties while still taking the time to conduct thorough due diligence on individual communities.

Sellers

July’s numbers provide several encouraging signs for sellers.

The median sale price is up 11%, closed sales increased 12%, pending sales surged 66%, and active inventory is down 20%.

However, properties are still spending an average of 98 days on the market, so accurate pricing and strong presentation remain important. Buyers have options and are likely to carefully compare properties before committing.

Investors

Indian River County’s condo and townhome sector may be particularly interesting for investors seeking a comparatively accessible entry point into the Treasure Coast market.

The combination of rising sales activity and tightening inventory is encouraging, but investors should carefully evaluate HOA costs, reserves, special assessments, insurance, rental restrictions, taxes, and realistic rental income.

Final Thoughts

July was an especially active month for Indian River County’s condo and townhome market.

The median sale price increased 11%, closed sales rose 12%, and pending sales jumped an impressive 66% compared with July 2025. Meanwhile, active inventory fell 20% and months of supply declined 37%.

There is also some fresh supply entering the market, with new listings up 28%. That could provide welcome additional choice if the recent surge in buyer activity continues.

The overall picture is of a market that has tightened significantly while buyer activity has accelerated. Buyers still have more breathing room than they would in the county’s single-family sector, but conditions are considerably more competitive than they were a year ago.

For sellers, the sharp increase in pending activity is particularly encouraging. For buyers, the next few months will reveal whether that surge translates into sustained growth in completed sales.
