In the event that Tropical Depression Ian forms into a named storm/hurricane, here is a list aa list of tips for you to use on any pending deals. This list was compiled with help from our friends at Cross Country Mortgage, Brightway Insurance, and Home Partners Title. Please do not hesitate to reach out with any questions!
From Ryan at Cross Country Mortgage:
Tip #1: get your insurance bound ASAP before your new home enters the “cone of uncertainty”
Tip #2: Houses under contract within geographic areas affected by the hurricane will have to be reinspected by the appraiser prior to closing
Tip #3: Negotiate “act of God” extensions for up to two weeks ASAP if your insurance is not bound yet or if your closing date is near the anticipated arrival of the hurricane
From Ross at Brightway Insurance:
If the insurance has been bound already for a closing, then it will be in force no matter what and the closing can happen as scheduled or if it is delayed. Right now the carriers are starting to “close” and not bind policies because the storm is approaching. I doubt we’ll be able to write any policies on Monday. The closure will be lifted after the storm has passed.
From Jim at Home Partners:
Closings will be delayed if hurricane warnings are issued, or power is lost. Also refresh yourself with the “Force Majeure” section 18(G)[ of the contract.
Also, in the event of a storm, we will be happy to walk your property for you if you do not have help on the ground. We will take photos and email you if any damage. Please email me at [email protected]
