About Ocean Terrace

Ocean Terrace occupies approximately 2.2 acres within a broader setting that incorporates roughly five acres of tropical parkland. The development is led by Witkoff in partnership with Ocean Terrace Holdings, with Ocean Terrace Residential LLC serving as the condominium developer.

The design team brings together Robert A.M. Stern Architects, or RAMSA, for residential interiors and Revuelta Architecture International for the towers’ exterior architecture. Enzo Enea is responsible for the private landscape design, while Raymond Jungles designed the adjacent Ocean Terrace Park.

The 52 boutique residences occupy their own 20-story tower and feature private outdoor spaces, private elevator landings, floor-to-ceiling windows, and interiors designed to emphasize views toward the Atlantic and surrounding parkland. The separate collection of 24 resort residences is integrated into the hotel tower and will be delivered fully furnished with custom RAMSA-selected interiors.

The development also includes four duplex penthouses divided between the boutique and resort collections. Each is planned with a private rooftop featuring a lap pool, hydrotherapy spa, lounge, outdoor kitchen, and dining area.

History of Ocean Terrace

Ocean Terrace is the result of a long-term effort to redevelop and improve the oceanfront blocks between Collins Avenue and the beach in North Beach. The development area includes historic midcentury buildings that are being incorporated into the new project rather than removing all traces of the site’s earlier architecture.

A development agreement between Miami Beach and the project team was established in 2019, coordinating private redevelopment with improvements to the adjoining public Ocean Terrace corridor. The plan subsequently evolved as the development team refined the residential, hotel, retail, and public-space components.

An important part of that transformation is Ocean Terrace Park. Developed through a public-private partnership and designed by Raymond Jungles, the approximately $15 million public park replaced a largely paved oceanfront environment with landscaping, water features, seating, lawn areas, improved drainage, and connections to the Miami Beach Beachwalk.

Ocean Terrace Park was completed and opened in 2025. The private development is moving forward separately, with the residential program now comprising 52 boutique residences and 24 resort residences.
