Portofino Hollywood is a planned oceanfront residential development at 1301 S. Ocean Drive on Hollywood Beach. Led by Related Group through a long-term public-private partnership with the City of Hollywood, the project combines private residences with a significant redevelopment of public facilities on approximately 3.5 acres between South Ocean Drive and the Atlantic Ocean.
The residential tower is planned alongside a new oceanfront community center, an expanded Harry Berry Park, and additional covered public beach parking. For buyers following Portofino Hollywood Homes for Sale, the project represents a future condominium opportunity directly on Hollywood Beach, although sales, pricing, floor plans, association fees, and a completion schedule have not yet been announced.
About Portofino Hollywood
Portofino Hollywood is planned for the existing Hollywood Beach Culture and Community Center property at 1301 S. Ocean Drive. The current concept calls for a 27-story residential tower with private parking, positioned within a larger redevelopment that also includes substantial public improvements.
The latest approved framework allows up to 210 residences. That total includes 126 market-rate residences and 84 income-restricted rental residences referred to within the development agreement as Hero Housing. The market-rate portion is planned as condominium residences, while the Hero Housing component is intended as rental housing.
Its Hollywood Beach location places Portofino directly along the Atlantic coastline and close to the Hollywood Beach Broadwalk, with Ocean Drive providing north-south access through the barrier island. Downtown Hollywood, Hollywood Boulevard, A1A, and the mainland are accessible from the surrounding beach district.
History of Portofino Hollywood
The Portofino Hollywood site has a long-standing public use as the home of the Hollywood Beach Culture and Community Center, Harry Berry Park, and surface parking. Discussions about redeveloping the aging community center property gained momentum in 2020, when the City of Hollywood evaluated private-sector proposals for a broader redevelopment.
After a competitive review process, Related Group was selected as the top-ranked developer in March 2021. The city and the development entity subsequently entered into a comprehensive development agreement and ground lease in 2022. The original conceptual design contemplated 159 condominium residences, while later agreements allowed the residential component to increase to as many as 190 units.
The project entered the city’s development review process in June 2025 under the name Hollywood Arts and was subsequently renamed Portofino Hollywood. In May 2026, the City Commission approved an amendment allowing the residential program to expand to a maximum of 210 units, including 126 market-rate residences and at least 84 income-restricted rental residences.
The project remains in the planning and design process. Final design and site-plan work, additional public outreach, and other required development steps are expected before construction can proceed.
Amenities
The private residential portion of Portofino Hollywood is expected to include resident amenities, but a final detailed amenity package has not yet been announced. Specific features should therefore be confirmed as the condominium moves closer to a formal sales launch.
The larger Portofino Hollywood redevelopment includes several planned public features that are separate from the private residential amenities:
New three-story oceanfront community center
Expanded Harry Berry Park
Picnic and green spaces
Improved public beach access
Expanded covered public parking
Cafe and restaurant space within the new community center
Public event space
Resiliency improvements designed for the oceanfront site
The plan calls for the existing parking and supporting facilities at Harry Berry Park to be reorganized, allowing the amount of public green space to increase substantially. Proposed resiliency measures include permeable paving, water-retention systems, and flood-mitigation infrastructure.
Residents will also be close to Hollywood Beach and the Hollywood Beach Broadwalk, with restaurants, recreation, entertainment, and waterfront activities extending along the city’s beachfront.
