Are you looking for warehouse space for sale and lease in Boca Raton?
There are a large selection of warehouse spaces for sale or lease throughout Boca Raton, and it can be overwhelming to start your search to find the perfect property. Echo Fine Properties can help!
The location of the space is possibly the most important factor to consider. Is it necessary that your customers or clients live nearby? As you probably won’t be relying on visits from customers then an easy-to-find location with great public transport links isn’t really important. However, parking facilities and access will be a huge factor. You’ll need convenient access to roads, highways, and possibly rail networks. And your parking facilities will need to reflect the nature of your business – will you need a large lot where large trucks can pull in and turn around, or will it be car parking only?
The nature of your business will help you consider the perfect location. What items will you be storing? Will your warehouse be staffed? An onsite team will need parking facilities and nearby amenities. Your proximity to local shopping, restaurants, I95, and the Turnpike are all important local considerations.
The warehouse itself should then be examined carefully. Does this space adequately meet your needs? Again, your product will be the key to determining the exact specifications you require. You may want to consider the doors and entry points – do you need a variety of entrances for loading into different types of vehicle? Do you need a public access point as well as staff entry doors. Do they have adequate security and alarm systems in place? You will also want to think about whether you need a climate controlled space with refrigeration and/or humidity controls. And how’s the floor of the space looking – is it strong enough and smooth enough to move your product around with ease? Whether or not your warehouse will be expecting visits from clients or customers will also be a factor in determining the perfect site – you may want a public office, reception area, or showroom along with the warehouse space itself.
When you’ve considered all these factors, you’ll also want to think about the choice between buying and leasing the retail space. There are many pros and cons to both options. Leasing a space is a smaller financial commitment, you tend to have less responsibilities to the building, the spaces are often already set up to be a functioning warehouse space, and may already furnished and equipped. However you will have to operate under specific rules, may face rent increases, and don’t enjoy the equity build-up that comes with owning property.
