One of the most important decisions that you’ll need to make running your own business is whether to buy or rent your office space, and finding the perfect location to be the central hub of your organization. You will need to consider many factors such as:
One of the main considerations will be whether your business is an online enterprise, or a physical location that customers and clients will be visiting. Here, the location of the office is crucial. If you are working solo on an online startup company, you may want to consider shared workspaces or a quiet office in an out of the way location. A large team will need parking facilities and nearby amenities. If you’ll be receiving clients or customers you’ll most likely want an easy-to-find location with parking and public transport links. Your visibility may be incredibly important – is there signage on the building for example? If not, will you be able to get permission to add the necessary signage? Is it important that your potential customers live nearby? Would you benefit from a high volume of pedestrian traffic? Is there a great coffee-shop nearby?! Your proximity to local shopping, restaurants, I95, and the Turnpike are all important local considerations. For some businesses, it my be necessary to consider the proximity to the airport for clients visiting or associates on working trips.
Along with the location of the office space, the layout is also an important factor. Do you work alone or in teams? Do you need a variety of rooms such as a conference room and private meeting rooms? How about a waiting area for clients? Importantly, you must not forget about the extra facilities – bathrooms, kitchens, and perhaps social spaces and break rooms. And don’t forget the crucial basics such as great cell phone and internet reception.
Let’s look at some scenarios:
A solo lawyer or consultant will want to be easy to find, have easy access for clients, parking facilities, and to be in a neighborhood with a good location. They’ll need a private office, a waiting area, and perhaps some tea and coffee facilities.
A Real Estate team will need a great location with plenty of passing pedestrian traffic, private offices and shared work areas, parking, kitchen and bathroom, and a reception area.
A solo entrepreneur might want to start out with a shared work space with a bustling team environment, no private office necessary but food and drink facilities would be ideal.
A small Interior Design start up may want an open plan office with space to showcase designs, communal work stations and a meeting room, all in a gorgeous modern building in a fashionable neighborhood.
When you’ve considered all these factors, you’ll also want to think about the choice between buying and leasing office space. There are many pros and cons to both options. Leasing a space is a smaller financial commitment, you tend to have less responsibilities to the building, the spaces are often already set up to be a functioning work space, and are often already furnished. However you will have to operate under specific rules, may face rent increases, and don’t enjoy the equity build-up that comes with owning property.
