Broward County Condos & Townhomes Market Update – August 2026
Broward County Condos & Townhomes Real Estate Statistics – August 2026
Broward County’s condo and townhome market continued to tighten in August 2026, but buyers remain in a relatively strong position compared with the county’s single-family market.
The median sale price reached $257,500, up 4% year-over-year, while active inventory declined 15% and months of supply fell 17%. However, transaction activity moved in the opposite direction: closed sales declined 9%, pending sales fell 8%, and new listings were down 7%.
Perhaps the most important takeaway is that lower inventory has not yet translated into stronger buyer activity. Broward County’s condo and townhome sector still offers considerable choice, while buyers continue to be selective.
Here’s a closer look at the August numbers.
Market Breakdown – August 2026 vs. August 2025
Median Sale Price: $257,500
📈 Up 4% year-over-year
The median sale price for Broward County condos and townhomes reached $257,500 in August, 4% higher than a year ago.
That increase occurred despite declines in both closed and pending sales.
As always, the median reflects the mix of properties sold during the month rather than indicating that every condo or townhome increased in value by 4%. Broward County includes an enormous range of attached properties, from smaller inland condos to luxury waterfront residences, so individual communities can behave very differently.
Closed Sales: 883 properties
🔻 Down 9% year-over-year
Closed sales declined 9% compared with August 2025.
With 883 transactions completed, there is still significant activity in the market, but fewer buyers completed purchases than they did a year ago.
That softer activity is particularly important when viewed alongside falling inventory. Buyers have fewer properties available overall, but they are not responding by purchasing at a faster rate.
Active Inventory: 9,427 properties
🔻 Down 15% year-over-year
Active condo and townhome inventory declined 15% compared with last August.
That is a substantial reduction in available supply.
However, with more than 9,400 properties still on the market, Broward County condo buyers continue to have considerably more choice than single-family buyers.
The distinction between falling inventory and low inventory is important: supply has tightened significantly from last year, but the condo market is not experiencing the same scarcity as the county’s single-family sector.
Pending Sales: 1,000 contracts
🔻 Down 8% year-over-year
Pending sales declined 8%, reinforcing the softer transaction picture.
Because pending sales can provide an indication of activity potentially moving toward future closings, the decline suggests there is not yet a clear sign of a significant rebound in condo and townhome sales.
This will be an important statistic to monitor during the final months of 2026.
Months of Inventory
🔻 Down 17% year-over-year
Months of supply declined 17% compared with August 2025, confirming that Broward County’s condo and townhome market has tightened.
However, this segment continues to carry considerably more inventory than the single-family market.
That gives buyers more opportunity to compare properties, investigate individual communities and potentially negotiate — particularly where a listing has spent significant time on the market.
Days on Market
🔻 Down 1% year-over-year
Days on market were essentially unchanged, declining just 1%.
This is another important difference from Broward County’s single-family sector, where selling times fell much more significantly.
Condos and townhomes are not suddenly flying off the market simply because inventory has declined.
Buyers continue to take time to evaluate not only the property itself but also HOA costs, reserves, insurance, assessments and the financial condition of the building or community.
New Listings: 1,655 properties
🔻 Down 7% year-over-year
New listings declined 7% compared with last August.
With fewer new properties entering the market and active inventory already down 15%, supply could continue to tighten if this trend persists.
However, softer closed and pending sales may partially offset that effect by reducing the rate at which properties leave the market through completed transactions.
What This Means for You
Buyers
Broward County condo and townhome buyers currently have an interesting combination of conditions.
There are fewer properties available than there were a year ago, but this remains a much more supplied market than Broward County’s single-family sector. Meanwhile, both closed and pending sales are lower.
That can create negotiating opportunities, particularly on listings that have been sitting on the market or where a seller is motivated.
Due diligence remains especially important. HOA fees, reserve funding, special assessments, insurance costs, building maintenance and rental restrictions can dramatically affect the true cost of ownership.
Comparing two similarly priced condos based solely on purchase price can therefore be misleading.
Sellers
Broward County condo and townhome sellers face 15% less active competition than they did last August, while new listing activity has also declined.
However, buyer activity has softened at the same time.
Closed sales are down 9%, pending sales are down 8%, and selling times are essentially unchanged.
That makes realistic pricing especially important. Reduced inventory alone is unlikely to compensate for a property that is priced above comparable listings or located within a community facing substantial ownership costs.
Investors
Broward County’s large condo and townhome inventory can provide investors with more opportunities to compare properties and negotiate than the tighter single-family sector.
However, property-level due diligence is critical.
Investors should carefully review HOA fees, reserves, upcoming assessments, insurance, rental restrictions, taxes and realistic rental income before making a purchase.
A lower acquisition price can quickly lose its appeal if ongoing ownership costs or community restrictions materially affect returns.
Final Thoughts
Broward County’s August 2026 condo and townhome market is tightening, but buyers still have meaningful leverage and choice.
The median sale price increased 4% to $257,500, while active inventory declined 15% and months of supply fell 17%.
However, closed sales declined 9%, pending sales fell 8%, and new listings were down 7%. Days on market were essentially unchanged.
That combination is important. Inventory is falling, but buyer demand has not accelerated with it.
It also reinforces the significant divide within Broward County real estate. The single-family sector is operating with much tighter supply and faster selling times, while condos and townhomes continue to provide buyers with considerably more selection.
For sellers, reduced inventory means less competition, but accurate pricing and the financial condition of the community remain critical. For buyers, the current environment can provide opportunities to negotiate despite the year-over-year reduction in supply.
As we move toward the final quarter of 2026, the key trend to watch will be whether Broward County’s shrinking condo inventory eventually stimulates stronger buyer activity — or whether softer pending and closed sales continue to give buyers the upper hand.
