What home renovations in Florida are good investments?

Renovations: What’s in style in South Florida?

I’m often asked about renovations, their cost, and whether or not the subject property will increase in value, and by how much.

I take each situation on a case-by-case basis. To do a first-class renovation, $100 per square foot is the number I generally quote. That will pretty much allow you to do everything you can think of within reason. I’m always concerned with resale value, so the better the location, the better your chance of recovering all or most of these costs. Remember that your renovation, while timely today, is going to be dated in 10 years, so you will need to remember that when selling your home.

Styles in South Florida have changed so much in the past 3 years. Take a look at a lot of the new construction in Bear’s Club real estate or the City Plaza West Palm Beach condos. Saturnia marble, which is marble with a yellow cast, is sooo yesterday. Everything today is white and cream, from flooring to kitchen cabinets. Even granite is out. Shiny marble is out. Honed dull finishes are the craze. The living room is passé; the open floorplan is in. Built-ins are out, flat-screen TVs are in. Smart houses controlled by your iPhone or iPad remotely are in. Barrel orange roof tiles are out, flat grey tiles are in. White exteriors are out. Gold and yellow exteriors are out. Even pavers are grey today.

Brown cabinets are still ok for the men’s separate bathrooms, but nowhere else in the house. Crown moldings today are square edged, no longer rounded.
