How does the East Coast compare with the West Coast of Florida?

I get asked these question lots of times.

Generally, buyers want to know about which coast offers what, what Florida coast is better to live on, and where they should look.

West Coast:

The East and West coasts could not be more different. The West coast has a much lower population and offers far less to do. Its major cities are very crowded in the winter. They have an issue from time to time with what is called the Red Tide, which when it occurs is quite smelly, bordering on obnoxious. Highway 75 stretches from Marco Island and Naples, up to Fort Meyers, Sarasota, and Tampa. Marco Island has condos. It’s basically a big circle with lots of concrete. Naples is a smaller and not as upscale version of Palm Beach. Fort Meyers and Sarasota are more honkey-tonk. Tampa gets a bit cooler because it’s farther north and has a large working population.

East Coast:

Up and down the East Coast we have Miami/Ft. Lauderdale/The Palm Beaches/Vero Beach, and Orlando. We find the majority of buyers are looking in the Palm Beaches, Miami and Ft. Lauderdale being very crowded, Vero Beach is above the frost line, with Orlando being ultra-commercial, more of a touristy destination.

In the Palm Beaches, the 6 most popular areas are:

Manalapan

Palm Beach

North Palm Beach

Singer Island

Palm Beach Gardens

Jupiter

Each area has its pluses and minuses and caters to different lifestyles. Manalapan homes for salePalm Beach, and Jupiter Island for the ultra-rich and most luxurious homes. North Palm Beach homes , Palm Beach Gardens real estate, and Jupiter for gated communities both on and off the water. Singer Island is known for its oceanfront condos.

Each area has Intracoastal and beachfront properties. Prices vary greatly. Boating, golf, schools, and shopping dominate the area and it is a great area in which to live.
