I wanted to share some news with you regarding an exciting new housing development being built on the last large parcel of land in Palm Beach Gardens. This will be a non-golf course community with very low HOA fees and is slated to be open for sales in November 2015. There are 12 models as well as specs under way.

Waterfront Options in Jupiter Island, Jupiter, & Palm Beach Gardens

I would like to live on the water, preferably the Atlantic Ocean, Intracoastal Waterway, or Loxahatchee River?

I get asked these questions all the time. First, the ocean is incredibly pricey, like $5-7 million for a luxury lot on Jupiter Island, moving down in price as you go north to Stuart to the $3 million dollar range. Intracoastal prices range from $1.5 million on the low side to $5 million on the high side, again location dependent. What most people don’t know is that the salt from the ocean literally eats concrete. The annual maintenance of Ocean property including windstorm insurance is astronomical.

As a result, most buyers opt for the Intracoastal, especially where the Intracoastal has some serious width. Plus, the boats and city lights make it desirable during the nighttime, whereas the ocean is very dark.

Another option is the Loxahatchee River homes, where teardowns and vacant lots run anywhere from the low $1’s to $3.5 million.

A boat’s keel depth can be an issue in the Loxahatchee River, not so much in the Intracoastal Waterway.
