Do you need to disclose unlicensed contracting work for a residential mortgage in Palm Beach Gardens, Florida?

I received this question from a potential client.

I have a client who remodeled their Palm Beach Gardens home. The client actually had a contractor’s license at one time and the work that he did was excellent.

In the kitchen, he did it himself and he moved the position of the stove. He did that without pulling a permit.

What do we need to disclose here and how is that going to impact the mortgage?


Hi Jeff,

The disclosure does not have to be in the contract. The mortgage should not be effected.

I suggest you disclose in an email to an agent who forwards a contract or to a buyer if you are the only agent in the transaction.

Advise that during the inspection period they may have a contractor review the work that was performed if they have any concerns about the quality or if it complies with the appropriate code.

Hurricane Matthew has Inched Closer to Florida and We are Now in the Cone

October 5th, 2016

Governor Rick Scott has declared a state of emergency in every county in Florida ahead of Hurricane Matthew. “Hurricane Matthew is a life-threatening Category 4 hurricane and we must all take it seriously,” Scott said. “We are preparing for the worst, but hoping for the best.”

According to the Palm Beach Post, Hurricane Matthew has weakened to 115mph winds this morning, but is expected to regain strength as it moves over the very warm, shallow waters of the Bahamas.

The National Hurricane Center predicts it will reach 130mph, a strong Category 4 storm, as it approaches Nassau early Thursday morning. Matthew should maintain that 130mph wind speed as it closes in on Florida’s east coast and comes closest to Palm Beach County late Thursday night into Friday morning.


If you need any furniture moved into your house, now would be the time to do so.  From past experience, it’s best to bring anything inside, as items left outside can turn into projectiles. If you are in town, it’s best to get cash, supplies, and fill up tanks now. If you want to leave town, it’s best to leave town because I-95 and the Turnpike will get backed up. The worst part of it is after the storm, as most of the restaurants are closed, with lack of power, and no air conditioning.
