Tiger Woods & Elin Woods Reconciliation? Which House For Sale?

January 19th, 2013

Tiger Woods & Elin Woods Reconciliation?

Which House For Sale?

Tiger Woods’ House

Which to Keep?

Elin Woods’ New House
With rumors flying about a Tiger Woods and Elin Woods reconciliation, what will they do with their 2 monster mansions? These brand new Elin Woods house photos below show you the latest on her new estate. Located in the highbrow, secluded, ultra-private community of Seminole Landing, Elin Woods’ house is taking shape. What appears to be a 3-story structure, directly on the ocean, is mostly poured concrete to protect it from the direct hurricane force winds. It is unknown if the first floor is actually living space or just done to protect the residence from potential flooding. Our guess it that architecturally, when her house is further along, it will be contemporary in style, but very different from the structure she built for her Ex.Curiosity abounds in the community as to why she is building such a large home for just her small family, as she spends much of the year overseas in her native land of Sweden.Elin originally bought an old house. Somehow unnoticed was the fact that it was infested with termites. How this happened, no one is saying, but the house had to be torn down. That’s the back story on this new house construction. Smartly, she bought directly on the ocean where houses soar in price over the years. It is surprising that Tiger and Elin’s house that they built in Jupiter Islandis not on the ocean. While she lives in Seminole Landing, in North Palm Beachthere is no golf membership that is included with the house. Seminole Landing is a very private, good-old-boys club. They don’t want any celebrities as members. It will be interesting to see what house they will keep if the rumors of a Tiger and Elin reconciliation come true.

Check out the Swedish flag flying alongside the American flag.

The Regency Jupiter Island Condos

October 9th, 2011

Head east across the small bridge that leads from the Village of Tequesta to Jupiter Island, a tropical paradise of wide beaches, clear water and swaying palms and you will find quiet estates and oceanfront condos.  One of the first oceanfront buildings you come to is The Regency.

The Regency Condos online now. All listings & Sold Statistics!

The Regency Jupiter Island Condos

Condos in The Regency are located at 250 Beach Road near the southern end of the Island and all 40 units in the 8 story building face directly onto the ocean.  Views to the east look over the Intracoastal Waterway, a natural preserve area and the famous Jupiter Lighthouse is visible from the higher floors.  The two and three bedroom, two baths units have around 1,300 – 1,500 square feet of living space.  Amenities include a paver driveway, large heated pool, covered parking, personal storage rooms and a newly decorated lobby.  Many of the condos for sale in The Regency will have upgrades like granite counters and stainless steel appliances.

Although you will enjoy the Island lifestyle here you are still very close to everything.  The Palm Beach International Airport is about 30 minutes to the south, the golf clubs of Palm Beach Gardens are about 15 minutes away and the shopping and dining around The Gardens Mall and Downtown at the Gardens is also only about 15 minutes away.

Right on Jupiter Island and little north you will find the Coral Cove, a Palm Beach County park with guarded beaches, a playground and picnics areas and there is seldom a crowd here.  Further north, The Nature Conservancy owns the 73 acre “Blowing Rocks Preserve” where the ocean waves pound against the rocks on shore before spraying as high as 50 feet in the air.  On the Intracoastal side of the Preserve, hiking trails take you through the restored natural vegetation.

The Regency gives you the chance to enjoy the Jupiter Island lifestyle without the hassles of single family home ownership.

Tiger Woods’ Home Slated for Downsizing? 5.4 Million Reasons a Year to Do So!

July 17th, 2011

Rumors have been swirling that the triple strain of Tiger’s divorce costs, lack of golf winnings revenue, and drastic drop in advertising income will compel Tiger Woods to sell his Jupiter Island home.  Not even Tiger Woods is immune to the recession. A $54.5 million mortgage, taxes, insurance, security, and an endless list of upkeep might make any bachelor think about downsizing.

Residents in the area and the press have been wondering what his place would fetch.

Tiger Woods Jupiter Island Home
On my website I have a cost to carry a home worksheet. I have sellers I represent fill this out so they understand the true cost of what it takes to hold a home. I estimate Tiger’s home to cost nearly $451,000 a month, or $5,419,000 per year if he didn’t have a mortgage and was earning 3% on $54.5 Million. However, in reality his costs are much greater in the short term because of his 5-year mortgage. Other big expenses are real estate taxes, annual money that must be set aside for repair and improvements, and the expensive general upkeep of the golf course. These are, of course, rough estimates and are not 100% accurate.

Tiger Woods House Monthly Expense Estimate
Tiger’s home is incredibly difficult to appraise because the architecture is not in keeping with the ‘Mizner feel’ of Jupiter Island. It is very much Northern European (think IKEA- see illustration below) and will probably need a Scandinavian type of buyer. An alternative would be to subdivide the property and sell the house, since it is in the front of the property anyway. All of this would have to be approved by the Town of Jupiter Island.

Tiger s House IKEA Jupiter Island

Another way to put a value on the property is the ‘Cost Approach’ along with a ‘Sales Comparison Approach’. A ‘Cost Approach’ is the last resort in the appraisal world. It’s used when you have properties that are entirely unique. The cost approach takes the land value (multiple lots) plus additional value (golf course) + square footage. What I would do is probably meld the Cost approach with the ‘Sales Comparison Approach’ and average the two together. Assuming the inside is beautiful, the new owner could have an architect change the exterior by putting a new Mizner exterior facade and traditional barrel roof on.

Tiger Woods House Golf Course
As for a fantasy number to put on, I decline on this one. A true appraisal would be needed. An appraisal on Tiger’s home would start somewhere in the neighborhood of $10,000,000 for a home Tiger’s size. With the lots starting at $38 million + the cost of building, Tiger would expect to take a hit like everyone else who purchased and built at the height of the market.
Tiger could rent it out on a one-time basis without losing his tax advantage homestead exemption. This gets tricky as the State wants to see permanent residents residing in their home on January 1st of each year. Tiger could move in with his Mom; after all, he built her a 22,000 square foot mansion nearby. Abacoa real estate or Evergrene homes are all family-oriented neighborhood communities that might appeal to Tiger at this stage of his life. If he wants a country club with its own golf course, then Admirals Cove or The Bears Club in Jupiter that Jack Nicklaus built would be possibilities. Ernie Els already lives at The Bears Club in Jupiter, which would give the Bears Club more Green Jackets than any neighborhood in the world.
Hopefully he will enjoy his home for a while. In the meantime, his ex, Elin, is dating a billionaire, so she’s put her life in order. There aren’t many places more beautiful in the world than Jupiter Island.
