Women’s Cancer Awareness 2011 at PGA National

Hats off to Jeff Lichtenstein, Elaine Solomon, Marsha Boyes, Judy Furlotte, and everyone else who contributed so much to the 5th Annual PGA Women’s Cancer Awareness Day!

Besides golf, tennis, croquet, running, cards & luncheon, this year’s festivities featured a nighttime auction. Incredible trips and prizes and the community’s generosity raised $108,000 for the Ella Milbank Foshay Cancer Center at Jupiter Medical Center, specifically the Daniel C. Searle Clinical Trials Access Program. This important program helps provide access to more than 50 clinical trials for our community members who have been diagnosed with cancer.

Jeff’s Mom, Bette Lichtenstein, was diagnosed with esophageal cancer last fall. Laser radiation treatment & chemotherapy went on for 2 months following diagnosis. After a month’s rest and even playing in this event, Jeff’s Mom had her esophagus removed.

“Thankfully, all is well and my Mom is doing great. Mom is partaking in clinical trials to try to help others understand the cause so future generations won’t have to go through these terrible battles. I’m personally so grateful to everyone who participated and gave.”

Summer Winds Condos and Townhomes in Jupiter, FL

July 19th, 2011

Townhouses with a strategic location and intimate scale are hard to find in a small town like Jupiter, but the Summer Winds of Jupiter is just such a spot.  The location just off Military Trail near Toney Penna Drive puts it within walking distance of the North County Aquatic Center, Jupiter High School, Town Hall & Police station, public library, Jupiter Medical Center and other professional buildings.

Condos Summer Winds Real Estate and Homes for Sale Townhomes

The 52 townhouses of Summer Winds were built during the period between 1984-1989 and range in size from two bedroom, two bath units of about 1,300 square feet to three bedroom, three bath units of 1,700 feet.  The design is two stories with four units per building.  The master bedroom is located on the first floor, spiral staircases lead upstairs and screened patios offer you the chance to enjoy our summer winds which blow right off the ocean.  Units have two covered parking spaces, a community pool and the neighborhood is pet friendly.

If true summer winds are appealing to you, no doubt you will find yourself at the ocean which is just a 5 minute ride to the east over the Intracoastal Waterway. Here along 5 miles of free beaches you will find walkers, cyclists and others out enjoying this wonderful natural resource.  The beaches here are “dog-friendly” and a group known as the Friends of Jupiter Beach keeps the beaches spotlessly clean.  You will find the uncrowded beaches and the clear, warm water of the Atlantic the perfect spot for summer fun.

If there is a golfer in the family, several golf courses in Jupiter and Tequesta will offer them challenging opportunities.  And the cultural center of downtown West Palm Beach and the International Airport are only a short 15 minute drive to the south.

They say that real estate is all about location, location, location and Timberwalk certainly has a great location.  Located on Toney Penna Drive, a quiet east-west artery through the Town, you live “off the beaten path” but have quick access to grocery stores, drug stores, home improvement stores, a bowling alley, Jerry Thomas Elementary School, Busch Wildlife Sanctuary, Wal-Mart and the host of other small businesses that make up the commercial area of Jupiter.

Our five miles of famous free beaches are about a 10 minute ride to the east over the Intracoastal Waterway.  Once you reach the beaches you will join other walkers, cyclists, kite boarders, surfers and beach fisherman found every day at the beach.  Jupiter is a beachfront community and you will want to take advantage of this location at every opportunity.  In addition to the beaches, the Jupiter Inlet, and the Dubois and Carlin County Parks are also just a 10 minute drive.  At the Jupiter Inlet you will find drift fishing boats, waterfront dining and of course the famous Jupiter Lighthouse which has been in operation for 150 years.

Timberwalk is also just a 10 minute drive to the always popular shopping and dining in Palm Beach Gardens at places like The Gardens Mall, Downtown at the Gardens and The Waterway Café.

Tiger Woods’ Home Slated for Downsizing? 5.4 Million Reasons a Year to Do So!

July 17th, 2011

Rumors have been swirling that the triple strain of Tiger’s divorce costs, lack of golf winnings revenue, and drastic drop in advertising income will compel Tiger Woods to sell his Jupiter Island home.  Not even Tiger Woods is immune to the recession. A $54.5 million mortgage, taxes, insurance, security, and an endless list of upkeep might make any bachelor think about downsizing.

Residents in the area and the press have been wondering what his place would fetch.

Tiger Woods Jupiter Island Home
On my website I have a cost to carry a home worksheet. I have sellers I represent fill this out so they understand the true cost of what it takes to hold a home. I estimate Tiger’s home to cost nearly $451,000 a month, or $5,419,000 per year if he didn’t have a mortgage and was earning 3% on $54.5 Million. However, in reality his costs are much greater in the short term because of his 5-year mortgage. Other big expenses are real estate taxes, annual money that must be set aside for repair and improvements, and the expensive general upkeep of the golf course. These are, of course, rough estimates and are not 100% accurate.

Tiger Woods House Monthly Expense Estimate
Tiger’s home is incredibly difficult to appraise because the architecture is not in keeping with the ‘Mizner feel’ of Jupiter Island. It is very much Northern European (think IKEA- see illustration below) and will probably need a Scandinavian type of buyer. An alternative would be to subdivide the property and sell the house, since it is in the front of the property anyway. All of this would have to be approved by the Town of Jupiter Island.

Another way to put a value on the property is the ‘Cost Approach’ along with a ‘Sales Comparison Approach’. A ‘Cost Approach’ is the last resort in the appraisal world. It’s used when you have properties that are entirely unique. The cost approach takes the land value (multiple lots) plus additional value (golf course) + square footage. What I would do is probably meld the Cost approach with the ‘Sales Comparison Approach’ and average the two together. Assuming the inside is beautiful, the new owner could have an architect change the exterior by putting a new Mizner exterior facade and traditional barrel roof on.

Tiger Woods House Golf Course
As for a fantasy number to put on, I decline on this one. A true appraisal would be needed. An appraisal on Tiger’s home would start somewhere in the neighborhood of $10,000,000 for a home Tiger’s size. With the lots starting at $38 million + the cost of building, Tiger would expect to take a hit like everyone else who purchased and built at the height of the market.
Tiger could rent it out on a one-time basis without losing his tax advantage homestead exemption. This gets tricky as the State wants to see permanent residents residing in their home on January 1st of each year. Tiger could move in with his Mom; after all, he built her a 22,000 square foot mansion nearby. Abacoa real estate or Evergrene homes are all family-oriented neighborhood communities that might appeal to Tiger at this stage of his life. If he wants a country club with its own golf course, then Admirals Cove or The Bears Club in Jupiter that Jack Nicklaus built would be possibilities. Ernie Els already lives at The Bears Club in Jupiter, which would give the Bears Club more Green Jackets than any neighborhood in the world.
Hopefully he will enjoy his home for a while. In the meantime, his ex, Elin, is dating a billionaire, so she’s put her life in order. There aren’t many places more beautiful in the world than Jupiter Island.

Waters Edge Estates – Homes in Jupiter FL

July 15th, 2011

Jupiter is a town composed of many smaller neighborhoods, each with its own character and personality.  We have very few large communities due mainly to the geographic layout of the area.  But we do have the waterfront and lots of it.   When you find a small waterfront location you typically find a small waterfront neighborhood and one of these is the gated community of Waters Edge Estates on the Intracoastal Waterway.

The 20 homes in Waters Edge Estates are both waterfront and non-waterfront.  Those on the east side of Fisherman’s Way sit on the western side of the Intracoastal less than 5 minutes from the Jupiter Inlet and its direct access to the Atlantic.  Homes along the water have docks and boat lifts capable of lifting up to 16,000 pounds so you can keep a great fishing boat right at your home and when you are ready head out into the ocean where sailfish, dolphin, wahoo and marlin are waiting.  When you arrive back home, simply drive onto the lift, push a button to raise the boat, and head into the house.

The homes range in size from 2,720 square feet with three bedrooms and two baths up to over 4,000 square feet with five and six bedrooms.  Outside the architectural style is Mediterranean inspired and inside you will find every luxury amenity like crown moldings, hardwood or marble floors, granite or other fine stone counters, private pools and spas and stainless steel appliances.

It would be hard to find a more central location in Jupiter although homes in Waters Edge Estates are tucked discreetly off the main roads and behind gates. Homes not on the water may be courtyard style and have views of the natural preserve behind.  Everything Jupiter and Palm Beach Gardens have to offer is within a 10 minute drive.
